Permitting For Residential and Commercial Construction

Permits In General

Building permits are required to erect, enlarge, alter, remove, demolish, or repair a structure in the City of Dawsonville.  This includes everything from houses and garages to commercial construction to certain types of signs.

Electrical permits are required for the installation of new electrical service equipment, existing service relocation, service upgrades as well as fixed appliances and equipment connections.

Mechanical permits are required for the installation and repair of heating, ventilating, cooling, and refrigeration systems.

Plumbing permits are required for the installation, removal, alteration or replacement of any plumbing, gas or draining pipe work or any fixture or water heating equipment in a building or premises.

Please Note: Effective July 1, 2008 pursuant to Georgia Law OCGA 43-41 Builders and General Contractors will be required to have a contractor's license as issued by the State of Georgia Licensing Board in order to obtain construction permits in the State of Georgia. Some limited service and traditional specialty contractors are exempt from the licensing requirements. Residential Construction

The following documents are required for a residential permit application submittal to be accepted:

  • Approved recorded plat (available at the Dawson County Clerk of Courts Office)
  • Site plan with setbacks labeled (show and label the size and location of proposed and existing structures on the site and distances from lot lines. In the case of demolition, the site plan shall show structures to be demolished and the location and size of existing structures and construction that will remain on the site)
  • Labeled floor plans with dimensions and rooms labeled (8.5 x 11 only)
  • Water/Sewer tap fee receipt (from City of Dawsonville or EWSA)
  • Septic Tank Permit as applicable (copy from Dawson County Environmental Health)
  • Restroom Facilities "Port-a-John" permit as applicable (copy from Dawson County Environmental Health)
  • Driveway Permit as applicable
  • Provide a copy of builder's business license/city registration/state card for trades doing work
  • Completed permit application and signed release form

Commercial Construction

Stamped civil and/or building plans are required for submittal. Once submitted, please allow a minimum of fourteen (14) days for the review. Other city departments and outside agencies, as applicable, will be notified that plans have been submitted and are available for review. You may wish to contact the Office of Environmental Health at 706.265.2930 regarding septic, food service and port-a-john permits, etc. Additional permitting and fees may be required. Stamped plan sheets must be scale and a minimum of 24x36 inches in size.

The following is required for submission of commercial plans:

Civil Plans

First Submittal: four (4) sets of stamped* plans, two (2) hydrology studies, one (1) recorded plat

Final Submittal: Stamped* plans or pages as required

Electronic resubmittals prior to final submittal may be acceptable at the discretion of the requesting department or agency

*Stamps can be wet seal or electronic

Upon final approval and within 14 days of plan and permit pick up, a flash drive containing a scanned copy of the approved plans with the City of Dawsonville and all other applicable approval signatures and stamps must be returned to the planning office for our permanent file.

Commercial Civil Permit Application

Commercial Building Permit Application

Change of Tenant / Tenant Improvement Plans

Scope of work for a Change of Tenant or Tenant Improvement shall be limited to cosmetic modifications, the construction of nonstructural partitions and minor mechanical work.

Submit: two (2) sets scaled drawings denoting existing conditions and proposed changes, an architect or engineer's stamp is not required, must be a minimum of 11x17 inches in size.

Change of Tenant / Tenant Improvement Permit Application

Changes exceeding the installation of nonstructural components such as partition walls and minor changes to electrical, plumbing and/or HVAC systems will require a full building plan submittal.

Call 706.265.3256 for inspections. For next day inspections call before 4 p.m. the day before. Same day inspections are not currently available at this time.
